  • ·      
    The number of home that went under contract is down 33.3% from
    last year.
  • ·      
    The average sold price per square foot is up 12.8% from last month
    and down 15.2% from last year.
  • ·      
    The average days on the market is down 21.1% from last month and
    down 73.7% from last year.     (Homes are selling faster)
  • ·      
    The average sold price is down 5.8% from last month. (Home prices are starting
    to decline)
  • ·      
    The months of inventory based on homes sold and closed is down
    22.2% from last month and 33.7% from last year.

October 2015 is a Seller’s market

  • There were 525 homes for sale in October. That is down 3.3% compared to the last month and down 19% compared to the last year.
  • There were 183 homes closed in October. That is down 13.3% compared to the last month and down 12.4% compared to the last year.
  • There were 115 homes placed under Contract in October. That is down 31.5% compared to the last month and down 31.1% compared to the last year
  • The average days on the market was 44 days in October. That is up 4.8% compared to last month and down 6.4% compared to last year.
  • The average list price was $324,000 in October. That is up .9% compared to last month and up 6.9% compared to last year.
  • The average sold price was $259,000 in October. That was up 2.8% compared to last month and down 1.5% compared to last year.
  • Based on closed sales, there is 2.9 months of real estate inventory in October. That is up 11.7% compared to last month and down 6.5% compared to last year.
